SEVEN STEPS FOR SUCCESSFUL
HOME SELLING
STEP 1. GET A PROFESSIONAL OPINION
The first thing you should do when deciding to sell your house is seek the advice of a realtor who knows the market in your area BEFORE you start "fixing up" the property. I can tell you what buyers are looking for and the things that help sell property quickly and for the best prices.
STEP 2. MAKE REPAIRS
Make all necessary repairs.
The following should be top priority:
Plumbing: Make sure all your plumbing is in proper working order, and there are no leaks, etc.
Electrical: All electrical components need to be in proper working order.
Roof: Check your roof for leaks, loose or missing
shingles, etc.
Miscellaneous: Check and repair such things as handrailings, porches, decks, fences, walkways, driveways, etc.
STEP 3. FACELIFT
Paint can be your best investment. Your entire house should look fresh and bright. Paint all areas that look outdated, dirty, or dingy. Be conservative with your choice of colors, neutral is best. This is not the time try out those wild colors you always wanted to use.
STEP 4. CLEAN, CLEAN, CLEAN
Clean up and out, inside and outside, then do it all over again. Give away and throw away. Clutter is bad news. Clean windows, floors, walls, appliances, cabinets, bathrooms, closets, garages, yard, etc. I can't stress this enough. Nothing sells a house better than the look of "well taken care of."
STEP 5. LIST
Now that your house and yard look better than new, it is time to get it on the market. We can dicuss what similar properties in your area have sold for recently, look at current listings, and come up with a competitive list price. The important thing is to price the property right so it doesn't sit on the market. If priced too high, buyers may not even look.
STEP 6. ON THE MARKET
Once your house is listed you need to keep it clean and smelling fresh. Realtors may call on the spare of the moment and ask to show it because often times their clients see something that looks interesting to them and want to see it ASAP. Allowing a lockbox will bring more potential buyers simply because it is more convenient than making appointments to show.
STEP 7. OFFERS
I will represent you as a seller and present all offers to purchase your home that I receive. I will explain the details and discuss such things as price, contingencies, inpsections, closing dates, financing, and counter offers. Once an offer is agreed upon, we will proceed with those things necessary to close on the property. You will be a happy home seller and able to move on to your next venture!
