  SEVEN STEPS FOR SUCCESSFUL HOME BUYING

When you are considering buying a house or other property, there are several very important steps you need to take. The best thing you can do for yourself is to let a professional assist you in this process. That's what I am here for!

STEP 1: CHOOSE THE RIGHT REALTOR
The most important person you will be working with is your realtor. You need to find an honest, friendly realtor who puts your best interests at the top of the list. You will be spending lots of time with this person, so you should choose one with a nice, friendly personality that you feel comfortable with.

STEP 2: CHOOSE THE RIGHT LENDER
I can help you with that. An experienced realtor has worked with lots of lenders and knows who to call for your specific needs. Important things that are considered by a lender are debt to income ratios, credit history, employment history, cash available for downpayment and closing costs, or first time buyers who qualify for a 100% loan.

STEP 3: LOOK AT PROPERTIES
Now that we know your price range, we can look at available properties. You will need to decide where you want to live so I can give you information on properties in those areas in your price range. The best thing to do next is to drive by these properties to check out their location and outside appearance. The listing may sound great and the picture may look great, but can be very different when you actually see the property. Whenever possible it is best to know you like the outside appearance before I call and make an appointment to view the property. Once you have narrowed it down to the ones that appeal to you, it is time for us to go inside. This is when the fun begins!

STEP 4: MAKE AN OFFER
Now that you have chosen the "right" house or property, we need to sit down and write an offer to buy. At this time you have to decide on the price you are willing to pay, the inspections you want to have done, when you want to "close" on the property, etc. I, of course, will walk you through every detail of this process. That's why you need me!

STEP 5: WHEN AN OFFER IS ACCEPTED
Once we have a purchase agreement signed by all parties, we need to start the actual loan process, choose an attorney or settlement company to do the closing, and proceed with any inspections that need to be done. These are very important steps that need to be done in a timely and professional manner.

STEP 6: WORKING OUR WAY TO CLOSING
We are not there yet, but you are in good hands. I will be there with you from beginning to end.

STEP 7: CLOSING
Go to closing, get the keys to your own house and be a proud home owner! The American Dream come true!
